From the South
From the A1/M1 northbound: exit at Wetherby and take the A661 towards Harrogate. At the main roundabout in Spofforth Village bear left off the A661 towards Follifoot. On leaving Spofforth, and having driven over a small bridge, bear left onto the Haggs Road. Haggs Farm Business Park is approximately 1.3 miles along the Haggs Road on the left hand side, and Spa Bottom Farm approximately 1.5 miles along on the left hand side.
From the North
From the A1/M1 southbound: exit at the York turn off and take the A658 to Bradford. Continue on the A658 over the A661 to Harrogate and then take the 2nd left, Haggs Road, signposted to Haggs Road Business Park. Spa Bottom Farm is approximately 3/4 of a mile along the road on the right hand side and Haggs Farm approximately 1 mile along on the right hand side.

How do I find you?

Is there any public transport to the estate, the estate office or to the business parks?
Sadly, there is no direct public transport to any of our locations. But we do have masses of car parking spaces, including parent & child and disabled access parking places, and EV car charging is available at both business parks.
How do I arrange a home or office viewing?
All viewings are arranged and conducted by Feather, Smailes & Scales, Harrogate. Their contact number is 01423 501211.
Who manages the properties?
Whilst FSS are our lettings agents, we, the Rudding Estate, manage the properties during lettings and are the first point of contact for any issues or problems. The estate office is open five days a week from 8.30-4.30 and a voice mail service used for any out-of-hours issues.
What amenities are included in the office space?
Each office space has its own kitchen area with storage cupboards, sink and space for a fridge, microwave etc, and a washroom/wc. Some units have shower rooms. Floor coverings and window blinds are provided as is a burglar alarm security system (T&C’s apply).
What does my rent include?
All rents include a service charge which covers: security (CCTV), gardening and upkeep, refuse collection and recycling. Utilities – electricity, super-fast broadband etc are organised and billed separately.
I have an electric car, is charging available at the offices.
Yes, we have EV chargers at both Haggs Farm and Spa Bottom Farm Business Parks.
